Leak investigation and condition survey on a 61 m school roof

Repeated leaks on a school roof in Lee. The drone recorded the whole roof in under an hour and showed the problems ran far beyond the reported leaks.

The problem

After repeated leaks, the school needed to know the condition of the whole roof, not just the patches that had already leaked, so it could decide between targeted repairs and a full re-cover.

What we did

Our rope access team water-tested the reported leak areas from roof level, while the drone recorded every square metre of the 61 metre pitched roof in 49 minutes of flying: around 1,500 matched visual and thermal image pairs at about 1.5 cm per pixel. The full ridge was then photographed close up.

What we found

The defects were not confined to the reported leaks. Split seams, lifting tape repairs and blocked, holed gutter linings ran along most of the roof. Along the ridge, every position outside the newest repair showed a defect.

The result

Around 290 m² of repair zones were measured from the imagery, giving the school a clear basis to price targeted repairs against a full re-cover.
